The Security Deposit Waiver program is underwritten by Northfield Insurance an A++ XV subsidiary company of Travelers Insurance. It is written on a Baillee insurance form and covers damage/theft to the home’s contents. Owners and Property Managers use this policy in case of guest damage or theft during a short term rental stay.

Listing / Calendar (iCal) Questions: Multiple Listings - I list on Airbnb and VRBO & those calendars are imported to each site.
Should you have to file a claim we require photos of the damage or theft, documentation of receipts or repair invoices and a short summary of what happened, guest first and last name and dates of stay. For claims over $1,000 a police report is required.
We currently have a flat rate premium for our policies. If we saw multiple recurring claims that obviously will flag the underwriters but our policies are not like car insurance.
The insurance company underwriting this program is one of the largest in the world.
We just need you to add the iCal for VRBO separately. Just click “Add another Listing” and copy/paste your VRBO iCal into your Property Protect profile. Or you can paste here and I can update for you. It will show two listings but you’ll see one is AirBnb and the other VRBO when you see total bookings for each channel.
The calendar will recognize blocked dates but not charge for those. When you are setting the blocked dates, we need you to include one of the following keywords: BLOCKED, CLOSED, HOUSEKEEP. If for some reason it does charge for a blocked day and not an official reservation, we refund that immediately. Right now blocked dates will show up in the Bookings list, but we are working on fixing it so it displays intentionally blocked dates in another tab..
That’s ok, we can work with any booking platform’s iCal or an iCal from a Gmail calendar if you do direct bookings.
